The difference is this: When you hire us as independent fee appraisers, we certify that we have no present or contemplated interest in your home, or the result of the appraisal; that our opinion is independent and not biased in any way. As appraisers, our compensation is limited to the fee we charge for our services. When you hire us (or others) as real estate brokers, our compensation is in the form of a commission based upon the sale price of your home so we (or others) do have a contemplated interest in your home and the result of the service. Whether you chose to hire us as appraisers or a real estate brokers depends upon what type of service best meets your needs, but we cannot be both your broker and your appraiser. Whatever you choose, we promise to provide you with honest and professional services.
Many people are surprised when they find out that the market value of their home is much more than they thought, so investing in a professional appraisal actually allowed these people to receive several thousand more dollars than they thought they would when their home was sold.
